The Sanctuary

One of Salado’s newer master-planned communities, The Sanctuary has quickly become a favorite.

Built by CastleRock Communities, this neighborhood offers modern homes with a slightly more elevated design feel. Residents love the amenities, including a resort-style pool, clubhouse, and thoughtfully designed outdoor gathering spaces.

It’s also golf cart-friendly in areas, making it easy to get around and even head toward Main Street.

Best for: Buyers wanting newer homes, amenities, and a sense of community.


Mill Creek Area

Mill Creek is one of the most established and well-known areas in Salado.

One unique feature residents enjoy is the neighborhood pickleball court—perfect for staying active or meeting neighbors.

Because of its proximity to the highway, buyers should expect some road noise depending on the exact location of the home—but for many, the trade-off is worth it for the accessibility and convenience.

Best for: Commuters, buyers wanting close access to schools, and those who value convenience over total seclusion.


Woods of Salado

If you’re dreaming of trees, privacy, and that “Hill Country feel,” Woods of Salado delivers.

This neighborhood is known for its natural surroundings, custom homes, and a more secluded atmosphere. It’s perfect for buyers who want to feel a little removed while still being within a short drive to town. You must be okay with deer, turkeys, and various other wildlife! 

Best for: Privacy, custom homes, and nature lovers.


Flint Ridge

Stinnett Mill Area 

Stinnett Mill offers a mix of newer homes with a neighborhood feel that’s still taking shape.

Buyers can find opportunities for newer construction here, often with larger homes and more spacious lots compared to traditional subdivisions. It’s a great option for those wanting a little extra room to spread out while still being close to Salado.

Important note: Stinnett Mill is primarily a road, not one large, cohesive neighborhood. However, there is a smaller subdivision within the area called Stinnett Mill Estates, where Carothers Executive Homes is actively building. Outside of that section, many of the homes are more spread out and not part of a formal development.

Because of this, the overall area can vary quite a bit depending on location. Some stretches may still have rough or rocky terrain, so it’s something to keep in mind when touring homes.

Best for: Buyers looking for space, a more rural feel, and newer construction options—especially those who don’t mind a little variation in surroundings as the area continues to grow.
