The Neighborhood

What Mill Creek Actually Feels Like

Mill Creek is the oldest and most established neighborhood in Salado. It has been here since 1981, which means what Eagle Heights is still growing into, Mill Creek already has: mature live oaks, fully developed landscaping, deer cutting across fairways at dusk, and the kind of settled-in quiet that only comes with decades of people choosing to stay.

The neighborhood is built around the 27-hole Mill Creek Golf and Country Club, designed by Robert Trent Jones Jr. and opened in 1981. Salado Creek winds through the property, crossing play on more than a dozen holes. Homes back up directly to fairways and the creek, with deer as regular spectators. The course is open to the public, and green fees are among the most reasonable you’ll find for an RTJ Jr. design anywhere in Texas.

Unlike Eagle Heights, Mill Creek is not a single-builder community. Homes here were built over four-plus decades by a mix of custom builders, meaning every street has architectural variety: brick ranch, stone Hill Country style, updated traditional, and a handful of more contemporary renovations. Lots range from half an acre to well over an acre on some sections.

Honest tradeoffs worth knowing

These are older homes. If you want new-build warranties and never-been-lived-in finishes, look at Eagle Heights. Mill Creek homes need to be evaluated on their own inspection merits, and renovation potential is part of what you’re buying.

The neighborhood is larger and more spread out than Eagle Heights, which means it’s less walkable to Salado ISD schools. Most Mill Creek families drive or golf-cart to school rather than walk.

Golf course communities come with tradeoffs. Errant shots, maintenance schedules, and seasonal activity on the course are all part of the deal. If you want true quiet and privacy, look at lots that back to the creek rather than the fairway.

There is an HOA, and deed restrictions apply. Golf cart garages and the country club lifestyle do come with community standards expectations.

The Course

27 holes. Robert Trent Jones Jr. Salado Creek on a dozen of them.

The Mill Creek Golf and Country Club opened in 1981, the same year the neighborhood did. It is a 27-hole layout designed by Robert Trent Jones Jr. The course uses the natural terrain, and Salado Creek comes into play on more than 10 holes, with more water in tributary ponds throughout the layout.

The course is open to the public. Green fees run around $30 to $36, which is exceptional value for an RTJ Jr. design. Hole 17 is a local favorite, and yes, the deer are a real thing.

Fit Check

Who Mill Creek Is Right For (and Who It Isn’t)

A great fit if…

  • Golfers who want the course out the back door
  • Retirees or downsizers who want space, privacy, and mature landscaping
  • Buyers who want architectural character, not a cookie-cutter floor plan
  • Austin buyers looking for more house and lot per dollar
  • Anyone who wants a real resale market with actual inventory to compare

Probably not if…

  • You want new construction and a builder warranty
  • You want walkable access to Salado ISD schools
  • You’re not willing to do inspection-level due diligence on an older home
  • Golf course noise and activity would bother you

The Homes

Forty years of custom builds. No two streets the same.

Mill Creek homes were built by multiple custom builders over four-plus decades: traditional brick ranch, Hill Country stone, updated colonial, and a growing number of fully renovated originals. Lots tend to run from half an acre to over an acre, significantly more land than comparable-priced new construction anywhere near Austin.

Many homes feature 3-car garages with a dedicated golf cart bay, pool decks oriented toward the fairway, and the kind of primary suite square footage that newer builds have traded away.

This is a resale market, not new construction. There is no model home. Every home needs to be evaluated individually, which is where local agent knowledge matters most.

FAQ

Questions We Get About Mill Creek

Is Mill Creek Golf Course open to the public?

Yes. Mill Creek is a public golf course, which means you don’t have to live in the neighborhood to play, and you don’t have to join a club to play as a resident. Green fees run around $30 to $36.

What school district is Mill Creek in?

Salado ISD, same as Eagle Heights. The difference is that Mill Creek is not within easy walking distance of the schools the way Eagle Heights is. Most Mill Creek families drive or use the golf cart to get there.

What’s the difference between Mill Creek and Eagle Heights?

Eagle Heights is new construction, single builder, tight community, and walkable to schools. Mill Creek is established, multi-builder, architecturally varied, built around the golf course and creek, and has active resale inventory.

Are there lots available to build in Mill Creek?

Occasionally. Vacant lots do come up in established sections, and some buyers bring in their own custom builder. It’s rarer than resale, but it happens and we track it.

Is there an HOA in Mill Creek?

Yes, with deed restrictions. Given the age and variety of homes in Mill Creek, community standards are part of maintaining property values and the neighborhood’s character.

Which Mill Creek lots have the best views?

Fairway-backing lots in sections 2 and 3 have the most open golf views. Creek-backing lots are more private and offer the best wildlife and landscape value. Some homes near Club Circle have elevated views toward the course.

How does Mill Creek compare to Mill Creek Springs?

Mill Creek is the original golf course community from 1981. Mill Creek Springs is a newer nearby section with different lot configurations and builders. Golf course access and creek proximity vary between sections.
